Residential work · Yakima and the valley

What we do, and what it costs

A visit is $95, and that goes toward the work if you hire us. Once we see the problem we write a flat quote before anyone touches a wire, so the number you approve is the number you pay. No hourly meter running while we think.

Panel upgrades

100 to 200 amp

A lot of Yakima's 60s and 70s housing stock still runs on Federal Pacific or Zinsco panels, and both are known to let breakers fail without tripping. We replace the panel, re-land every circuit, and label the whole thing so the next person is not guessing. Starting around $2,400 depending on service size and meter location.

Whole-home & partial rewiring

Knob-and-tube swaps

The older blocks near downtown still have knob-and-tube behind the plaster, and most insurers will not keep writing a policy on it. We can rewire the whole house or just the runs that matter, working room by room so you are not living in a torn-open home longer than you have to. Quoted flat before work begins.

Troubleshooting & repairs

Find it, then fix it

Dead circuits, outlets that feel warm to the touch, a breaker that trips every time the microwave runs. These are the calls we like, because the fix is cheap once you actually find the cause. The $95 visit covers the diagnosis, and small repairs are often done the same trip.

Lighting, ceiling fans & recessed

Fixtures & remodel wiring

New fixtures, ceiling fans on braced boxes, recessed cans in a kitchen or living room, and the rough-in wiring behind a remodel. If you are opening walls anyway, this is the moment to add the outlets and switches you have always wished were there.

EV charger installation

Level 2, load calc included

A Level 2 charger pulls real current, so the first thing we do is a load calculation to make sure your panel can carry it before we quote the run. Most garages are a straightforward install. Older homes sometimes need the panel work first, and we will tell you that up front rather than after.

Generator inlets & transfer switches

For valley wind & ice

When a windstorm or an ice event takes the power out for a day, a proper inlet and transfer switch lets you run a portable generator safely instead of stringing cords through a window. We size it to the circuits you actually need to keep alive: furnace, fridge, a few lights.

Shop & outbuilding subpanels

Moxee & Naches properties

Plenty of the properties out toward Moxee and Naches have a shop, a barn, or a detached garage that needs its own power. We trench and run a subpanel so the outbuilding has real circuits for tools, lighting, and a welder or compressor, without tripping the house every time.

What a visit looks like

First, you call and describe it. Half the job is knowing what to bring, so the more you can tell us, the fewer trips it takes. We book you into the next open slot, usually the same week.

Then we look, and we quote. The $95 visit pays for the diagnosis. Once we see what is going on, you get a flat price in writing before we start, and it goes toward the work if you hire us.

Then it gets fixed and labeled. Small stuff is often handled the same trip. Bigger jobs get scheduled, and either way you leave with a panel or a repair that the next electrician can actually read.

Not sure which one you need?

Describe what the house is doing and we will tell you whether it is a quick repair or a bigger fix. No charge to ask.
